Silver Lake Progress

The Silver Lake house is coming together!  Starting in the kitchen, the cabinets we designed feature cornered floating shelves and a downdraft range, no vent hood necessary. Caesarstone counters were installed in Frosty Carrina, a white marble color with beautiful veins running through it. You get the look & feel of marble feel without the tragic staining or cracking. For the backsplash we used Heron Blue from Heath Ceramics, the same color we used in the master bathroom. We went with  a linear layout rather than the traditional subway pattern to give it a cleaner, mid-century feel.  Check out those Newport Brass beauties we splurged on for the sink faucets! Our bright new master bathroom with a freestanding tub sits in front of  large windows. The new windows let in a ton of light and the existing bamboo is the perfect backdrop to the tub. Silver Lake Renovation, Update!

Silver Lake Renovation, Update!

We’re nearing completion on our Silver Lake project!  Our planning stage was long and drawn out, but once we started construction, fortunatly things moved very quickly!   We’re a few months away from being finished. Here’s the sloped roofline taking shape on the front side. Below, preparations underway to install the windows. We chose to use Milgard Aluminum windows in the Anodized Bronze finish. Next waterproofing happens to prepare for the exterior siding! We chose to use ‘ship lap’ siding, which means overlapping horizontal planks are cut to size and carefully put in place.  We used smooth HardiePlank Lap siding, a weatherproof and very long lasting product. Here’s the backside of the house, siding installation in progress.   On the interior, once the electrical, plumbing, AC/heat vents and insullatoin were installed, the drywall went up. As you can see, once the drywall is installed, things starts to look complete!   We love seeing the drywall go up…the house suddenly takes shape! Silver Lake Underway

After over a year of hard work to get this tricky hillside property designed and permitted, we’re well into our ambitious Silver Lake renovation and super excited about the progress!  The original 1939 home was cramped and failed to capture the stellar views.  Because of our tight budget, the challenge was to add-on as much as possible and open everything up, all while tying into the original foundation and framing.  The only thing we liked about the original design was the Ranch style front exterior. We played off that to design a Mod Ranch facade inspired by Cliff May, including a pitched roof and triangular fixed windows. Molds for the new foundation pour on the backside addition. Bronson Canyon Renovation, In Progress!

We broke ground on a client’s house last week, a charming late 1940’s traditional home up Bronson Canyon. But the bathrooms were outdated, so we are remodeling all three. Here’s a sneak peak at the Pinterest planning board.  Big ticket items…. And all the small stuff….lots of pretty fixtures and hardware!   Stage 2 of this renovation will be transforming a cool workspace unit above the garage which we have coined  “The Barn.”  Currently, it’s a pitched roof storage room.  It’s going to be opened up with skylights and new windows. Our awesome clients are a dream to work with.  They have added a lot of input and great ideas of their own.  It has been a symbiotic collaboration of ideas and all decisions were made smoothly and quickly!  They are big fans of Heath Ceramics which we are all super excited about for the showers. Even though the planning stage went great, there were a lot of hidden problems when we demoed.  We always prepare for unforeseen damage...
